West Village

This four-story plus penthouse West Village townhouse was renovated to include new window openings on the rear garden and parlor floors. The kitchen was moved up from the garden to the parlor floor and now includes cerused wood cabinets and marble countertops. The parlor is a floor-through from front to back and contains the kitchen, dining, and living room areas. The garden floor, with its tiny triangular walled garden, has become the TV-watching family room, with a mudroom at the front of the house under the stoop. Two existing fireplace chimney breasts and mantles were replaced with new ones. The existing handrail and spindles have been replaced to accommodate a continuous handrail from the garden to the top floor—all newel posts were removed. The second floor was reorganized to have two full-sized bedrooms, an en-suite bathroom, a shared bathroom, and a small office. The third floor is reserved for the primary bedroom, walk-through closet, and large bathroom. The large north-facing glass and steel wall on the penthouse is new. The roof garden was renovated to include new seashell cool pavers and custom garden planters. As a bonus, two additional double-hung windows were added to the east façade of the house, which faces a community garden.
